Thanks @Carl Fischer. Yeah, I research BP before posting my question, and I have that list. "Narrowing to the top 3" is essentially my question. 

Likewise @Brian Eastman. Definitely appreciate the general thoughts. Have read a bunch. I'm wondering if there are any reputable ratings/reviews of the places. 

I'm helping my Dad set up a self-directed IRA so he can do some real estate investing. He will want an administrator/custodian that is

1) Reputable

2) Responsive & helpful regarding organizational structure and allowable transactions.

3) Reasonable fees

I have searched the internet, and it looks like the Gold investment shops have spent more money on SEO than the real estate folks. (The "Top 10 Lists" look like shills for gold firms.)

@Jason Skelton and I've been investing in Indy, and we've had good luck with IU Credit Union for a loan  under 100k. (As well as another larger one.)

@Jason Skelton another good Indy discussion.

We've been investing in Indy this year. (My biz partner is from there.) Would love to connect with folks who know and care about the area.

One thought to add to this excellent discussion, and a remaining curiosity about Indy and the Midwest in general: Sprawl.

I come from Portland, OR. The boundary to urban growth has been a boon to infill, density, and urban housing values. Meanwhile, the midwest has allowed additional development to abandon the central city and just add subdivisions on former farmland. I don't say this as an Indy-hater. My partner and I are focused there (closing on another 9 units in a couple weeks). But I remain curious about the impacts of the sprawl habit on vibrancy of the central city and appreciation in general.

Thoughts on this from folks who've engaged in this market longer than we have?

@Jason Skelton -- note this good thread about your hometown (and our new investment town.)
