Im sorry @Nancy Bachety!  Host fatigue is real.  @Joshua Strickland and @Luke Carl nailed it on the head in my opinion.  This is the turning point for most entrepreneurs.  The point where you finally have to train capable people and let go.  I can tell you though that once you do it you will never go back.  The people I hired do the job better than I do and now I focus on GROWING my business.  Feel free to reach out if want some help with the process.

Airbnb actually did help out in this particular case but we were lucky they booked on Airbnb.  We also had some wind damage that occurred on the property and Properly took of that too.  Very easy to work with.  I definitely got more from them than I spent.

We do a dynamic minimum night stay.  4 night minimum for anything more than 30 days out.  2 night stay for anything within 30 days.  Pricelabs can manage that for you.  I wouldnt do anything under 2 nights.  That tends to attract the worst kind of parties.

Hi @Shailesh L.!  We own 3 in champions gate so although I dont know these resort areas specifically but I might be able to help here.  I've heard that the solterra resort hasn't been well kept and its pretty shabby (just hearing from others).  If you've gotten down to the specific property I dont recommend AirDNA, they are good for the macro level but when you get into the nitty gritty I recommend using pricelabs market dashboards (they are cheaper too).  If the revenue numbers turn out to be the same or similar then I would pick the cheaper one and reinvest the savings into theming.  You really need to stick out somehow in these areas.  Especially at 5 bedrooms you're going to need to wow people somehow.

@Sean Hangley I would start with profitability numbers from one of Airdna's blogs and then call up the zoning office of each city.  Often times not even realtors really know what the laws are of the area so its best to call the city and tell them exactly what you are trying to do.  

Also, as a tip, I don't recommend investing in small towns that have not addressed the short term rental issue yet.  If they haven't yet, they eventually will and you don't want to be on the wrong side of whatever they come up with.  Our rule of thumb is if the city offers a short term rental permit, then we take that as a green light.  We prefer to have a legal right to be there.

We own three in champions gate and I would definitely recommend going all in if you're going to invest.  We have to theme our properties out pretty extensively but the returns are there if you're willing to go above and beyond.

The cleaner will work for now but as you scale I recommend you get a seperate individual to inspect the cleaners work.  This person can also be your boots on the ground and make house calls when needed.  Hope that helps!
