Chollas Park isn't too bad of an area either.  I'd consider it more of the college area. You'd definitely wouldn't have issues renting it out. Sort of a low income/ middle class area so you could probably get Section 8 tenants if you didn't mind that. I'll have to look more over there and get back with you @Jason Wetterstrom

I was looking for a duplex or triplex. I'd definitely invest in La Mesa, I just need to see the property. $500k is sort of steep, but if the rents make sense in the area, then It might work. I plan on living in one and renting out the other. @Jake Thompson

Hello Jacob,

I too am interested in purchasing some Multi Units in La Mesa and Claremont.I've also found a lot Multi Units in National City and Lemon Grove area, but they're 2-3 units. As far as the ones you found in La Mesa and Clairemont, what are the price ranges you're seeing? if you don't mind me asking

Hey Scott!

thanks for reaching out. I looked back at a Yellow Letters post from July on here and got some pretty good information. This will be my first letter i'm sending out, so i'm kind of nervous and excited at the same time. I currently looking at absentee owners or delapated properties, that owners might be will to sell.

I like how you said alleviate their pain. I'm definitely going to start incorporating that idea on the next properties I look at.

Hello

So I've been looking at a few vacant homes that have been vacant for at least 4-5 months now and I have finally found the owners contact info. Now my next step is to send out Yellow Letters and see if they would like to sell their homes.

Any suggestions on how to format one? What to do? What not to do?

Congrats Everett!! I'd be stoked to bro. I can't wait to close on my first contract. Hopefully soon. But it sounds like you already have an exit strategy by renting it out if you're unable to sell it, so that's good start. Just keep posting adds and networking on BP and you should be fine.
