@Rodrigo Cazares Ornelas welcome to the world of RE investing!  I've been doing it since 2012 can tell you that even with the ups and downs for newbie investors, it's totally worth it.  The single piece of advice i give to all first timers is that your first deal is always the hardest one to do, it's only downhill from there.  Just Get through the first one even when you feel like quitting or when it's overwhelming and all will get easier!

@Luke Spence I think Fresno COULD get hit hard. Being that we are an AG economy and food will be being exported regardless we should be ok. With our proximity to the bay and the larger amount of bay people working remotely but taking advantage of our lower cost of living we should be ok. However our restaurant and retail is being hit hard like everyone else and that is significant when you think of the amount of renters that work in those industries. Happy to talk further. @Luke Spence good questions Luke, I've always found networking and putting boots on the ground to be best.  Googling articles is great as well just to learn everything you can.  RE is ultimately a very simple business and the basics are still your best bet.   If you'd ever like to talk fresno RE let me know! i'm also happy to introduce you to a few people that may be helpful.

@Elizabeth Hernandez sounds like you may just need to let it play out at this point. You've already spoken with a lawyer so if they say you are good then you are ok.  The only thing I can think of where your mom may be liable is that since she is still on title and someone were to get hurt on the property they may be able to sue her insurance.  I believe that since a mobile home is personal property you can release your title to the property online even if the new buyer hasn't sent in the new registration, similar to selling a vehicle, but I'm not sure about that.  

Also, as long as you didn't prevent the buyer from doing inspections before you closed you should be good.  she may be able to have a case if you said she has to buy as is but that she also can't do any inspections prior.  It may be different from a mobile home than with real property though. good luck!

hey @Noel R. yes it is possible, but it takes a lot of looking and it takes some creativity to "see your way through the deal".  Fresno has been good to me.  I pay 8% gross rents collected for property management, others pay $50-$100 flat per door .  Feel free to message me if you want to talk more.

@Edith Alvarado de Cortez i use LLC's for mine, however every situation is unique so it's usually best to consult a lawyer for all this so they can set you up the way you need to be in regards to what kind of entity you need, it could be an LLC, S-Corp, etc... and then they can advise you how to hold them such as LLC's owning LLC's, your trust owning an LLC, etc
