Hey Ian, I recently bought our primary residence in Kistap County. I had some ADU questions for a property we were interested in, but ended up passing on after I called up/emailed/talked with some people within the County. You might want to consider doing the same--it might be very insightful to you if there are any questions in your mind.

We passed on that property as a result and ended up buying another property but it doesn't have an ADU.

Also, don't forget Kitsap is pretty darn close to Tacoma and Gig Harbor as well which are also growing a lot. Port Orchard especially is very convenient to both.

^^^ What @Megan Shay said. I moved to Port Orchard from Kent. My commute to downtown Seattle is comparable. I went from a postage stamp sized yard to a 1 acre yard for cheaper than Kent. This area is really hot right now because of things like this.

Hey there--you posted in the Pocatello, Idaho forum. You might want to find a better forum. I don't think you'll find many in Idaho who know good STR realtors in Florida :)

You're going to want a different forum. This is Washington State. 

@Harika Thatukuru, this isn't intended to be offensive--but I realized that I just read this and decided to ignore it, but I came back to give this reply instead. Effectively what you've said is, "Hi. Please tell me something about real estate." People don't know how to answer that question. It isn't specific. There are lots of stories online and at bigger pockets. The bigger pockets real estate podcasts (there are 2 now) have hundreds of stories--many of them are investing out of state. 

If you want an answer to a specific question or scenario, you're going to have to put a bit more work into asking a question.

MACU is a portfolio lender (I've worked with @Don Spafford as well as with MACU). They are a credit union and their charter has a limit of a 15 year loan--so they do a 30 year amortization with a 15 year loan and a balloon payment at 15 years. 

Here's what my contact at MACU reported May 30th: "Are you still looking for a rental to buy, our 10% & 15% down are still on pause due to COVID-19. We would need 20% down at this time. I do not have a date for when the lower down payments will be coming back."
