100% of my business is helping clients with the financing to buy in this asset class in all 50 states. We have a unicorn 10% down second home occupancy loan that has much lower rates and fees than Fannie. This product is used by about 90% of my clients. To utilize the product it's safest to stay with SFR or Townhome. Has to be one unit. No distance requirements from your primary. I own two STR's in N Central Arkansas. Think Ozarks, Trees, prestige corp of engineers lake. We use our lakes house ate least three weeks out of the year and still have strong cash flow. The golf course cabin we purchased with our self directed IRA so there is no personal use. All income goes back into the SDIRA and at some point I will use those funds to invest in other things I'm interested in.

Hey Juan.  I help investors in Texas. What type of property are you looking to buy?  One unit, single family?  2-4 unit?  Are you looking at long term rental, mid term, short term?

I get this question on a fairly regular basis. I specialize in 10% down vacation home/STR financing so most of my clients are looking to buy the cabin, the lake house, getaway…first I tell them that's not really my lane but the first question to ask is "where does your family like to go and why"…my response is "I bet there are a lot of families just like yours, that like do what your family likes to do. Find a property in that area and make it a place your family loves to go. Others will follow". Of course finding an area that is close to four season as possible is helpful. I have found with my STR's that it helps that they facilitate multigenerational stays. Adult kids with limited funds vacationing with Grandma and Granoa who are footing the bills. One of our properties sleeps 12 and the other sleeps 14.

Brokers lose control of the majority of the process.  They may have to wait for the lender to be able to answer certain questions.
