Renting it out hopefully.

I purchased a house in CA in this difficult market. Tied up most of my cash in the house.

Issue came up. It seems there is a cockroach problem in the house.

I don’t have much equity in the house. So I would lose $ if I sold.

Question is can I rent it out???

@Rob Gillespie thanks Rob. Great advice. I honestly feel that I do have a case too.. I mean she’s running a business out of my home with no permit or anything. AND what happens if someone were to die in the home. Aren’t I on the hook to get sued??

@Michael Robbins thanks. Yes I agree. We’re planning on sending her receipts of the repairs hopefully she’s willing to at least pay for that. If not, then we may have to take her to small claims. Although the limit for the court is far less than what I’ve already spent in repairs.

@Nick Rinnert thanks. Agreed. Yup my other mistake was the fact that I collected first month and last month rent and no deposit. So obviously this lady used that towards her last month. No deposit. Lesson learned.

That being said, Michael and Nathan made some really good points. Talk to a lawyer to learn your options, it may not be something you do not want to pursue but at least have the information to make that decision.

Bjorn also had a really good idea to do an inspection at 90 days. Maybe from this lesson we all learned a new management practice point we can all utilize. Regardless, she is gone now and you can move forward.

Good Luck and keep us posted on how you choose to deal with this.

Thank you. Yes, agreed. Great advice here from these folks... now if there was  BP forum for every aspect of our life! lol
