Hi everyone: So is anyone else having issues with getting water and/or zoning certs from the city of Chicago? I have been having problems with getting certs from the city for my closings. One of my properties has been in pending status for almost 2 months!! So frustrating! Frustrating for me and my sellers/buyers. I really hope someone has a remedy for this - please help. Thanks

@Kyle J. Thanks for your response.

POA docs have to be notarized too. The problem is getting docs notarized in a timely fashion in prison. It's just no way to tell how long it will take. Trying to see if there's another way. Buyer has been patient but getting antsy.

Hi All,

Let me start off by saying Biggerpockets is the best. The Grant Cardone podcast was great!

I have a vacant property that is owned by someone who is prison-he has a fresh 35 year sentence and he's 65. Initially, I sent a postcard to his son, who I thought was the owner because he bears the same name as his father, and he responded. After signing a purchase agreement with the son, finding and contracting a buyer, doing title search, and preparing closing docs, my attorney and I discovered the father, who is in prison, was on title and needed to sign the closing docs. He is totally on board with selling. The problem is:

Getting the closing docs notarized and back to my attorney. He has the closing docs but, from what I'm hearing, he has to make a request to go to the library in order to see the prison notary.

I contacted a mobile notary and he's willing to go but this is a high level security prison so its hard to get him in.

Any ideas about how I can get this done? Is there a way the son can handle this for his dad?

For absentee owners lists obtained from Listsource, there are properties that have different addresses that are right next door to the property owner mailing address. How are you guys cleaning this up quickly in Excel with out going cell by cell? Don't want to mail to a property owner mailing address with the targeted property (parcel lot in most cases)  right next door. Would, at least, want property owner to live a block away from targeted property. Thanks

Sign a standard purchase contract which will state the seller delivers clear title. It's the seller's problem. What does the seller say about it?

I usually have "seller must deliver clear title" in my agreement but I'm getting a great deal on this property so I'm trying to solve the seller's problem in exchange for a huge return.

I'm trying to purchase a property that seems to have a clouded title. But upon further investigation, the document (a P & S Agreement) that has been recorded only has been signed by the buyer and not the seller.

Is this a solid cloud on title? Can someone cloud the title with only the buyer's signature on a document? I thought it wasn't an agreement until signed by both parties.

How can I remedy this situation so I can purchase the property?
