I graduated in 2016 from Wheaton College, a Christian liberal arts school in Wheaton, Illinois, receiving my B.A. in Business/Economics. The Live Local Act has a significant impact on mixed-use developments in Florida, primarily because it incentivizes and facilitates the integration of affordable housing with commercial and retail spaces. “Live Local” refers to Florida’s “Live Local Act,” a legislation aimed at addressing affordable housing and zoning reform in the state. Signed into law in 2023, the Live Local Act introduces significant changes to zoning laws, with the goal of encouraging affordable housing development across Florida.

When it comes to building wealth over time through real estate, both multifamily and single-family properties offer distinct advantages and challenges. Multifamily properties, with their ability to generate multiple streams of income from a single location, often provide more stable and consistent cash flow, making them a popular choice for investors seeking long-term growth. These properties can also benefit from economies of scale, where operational costs per unit are lower compared to single-family homes. On the other hand, single-family homes typically offer higher appreciation potential in certain markets, along with easier financing and a broader pool of potential buyers when it comes time to sell. Investors must weigh the potential for steady income and operational efficiency of multifamily investments against the appreciation and liquidity advantages of single-family homes. The right choice depends on an investor’s goals, market conditions, and risk tolerance.

Robert Zivkovic began investing in real estate at the age of 19 while still in the United States Marine Corps. Roger Yates P. E. is a professional engineer, licensed in several states and has been involved in real estate since 1980. In his engineering career, he was vice-president of two global engineering companies. Expertise includes: steel industry; environmental; wind power and sustainable development. His 1st Florida purchase was in 2003. Since 2010 he has focused exclusively on Florida real estate and is CEO of Tynedale Enterprises LLC, a Florida real estate holding company.

The Yates family’s real estate experience dates back to 1980 as “Tynedale Construction”, purchasing 100-year-old houses, and restoring and selling them after the renovations. Along the way we became landlords in the residential and commercial business. The first purchase in Florida was in 2003 (Punta Gorda Isles, Florida). After the real estate market bubble burst in 2007, the Yates family started using personal resources and capital to acquire real estate in Florida. To date they have purchased, upgraded rehabbed, rented, and now successfully manage a portfolio of single-family and multifamily housing, diversifying into some commercial.

 I always title in a revocable grantor trust (land trust). It passes the first glance, if they want to call the note they will. Titling in a trust is problematic for insurance as well. I have always used Subto as a short-term funding solution. The current concentration of most in that space is trying to hold long term. Which happens but can change quickly.
