Thanks for answering my questions! I think this is a great opportunity and I realize it will be a great challenge, but I realize the more knowledge that you have about REI the better chance for success. I don't think the REI is something that you just jump into quickly because that is when you start to make mistakes, and this is what I was told when I went to my first seminar on REI. They said you need to act quickly, and really I do not want to make a costly mistake. Athough, it is easy to say that you have an interest in REI and actually making it happen. I have been told that there are many wholesalers and fix and flip investors and this market is just saturated, but I dont care and will start really soon!

If there is anyone who is interested in working together and start a team, please let me know! I live in Colorado and they always say it is best to have a successful team, and I realize there are great investors on this website. Hello, I have been doing research and taking courses in wholesaling. I really want to get started once I feel confident in the process. My concern is find a seller who will trust me to put their property under contract and then finding a buyer who will take over the property. I would like to find out from wholesalers who have experience, if you can explain the process that you do when you find a property from a distressed owner. I would like to find out what you do to have a seller have faith in what you do and put the property under contract. 

Also, when you first started, who do you recommend that should be a part of your team. For example, a Real Estate Attorney, CPA, a title company,. What is the typical cost to hire a Real Estate Attorney? I am really interested in getting started as a wholesaler real soon, but If someone can answer these questions it would be a great help!

Hi Drew, 

Thanks for the warm welcome! I am still learning as much as possible before I put a property under contract. I am looking for the best option in wholesaling. What has your experience been as a wholesaler? Also, when I find a property and put it under contract, will a seller be willing to sign documents from a wholesaler knowing that they do not have some type of loan? How do you explain this to a seller?

Does anyone know where I can find a loan that will cover 100% of the cost in doing a wholesale deal? I live in Colorado and I have checked with some hard money lenders and they only cover 70% ARV and they request that I pay points. Does anyone know of a better option than this?

Thank you for the warm welcome, and I really appreciate the insight from Bill on wholesaling. I will download the standard form and learn as much as possible. I want to make sure that in my first deal that I do it correctly. When I went to a workshop they mention to act quickly and to put as many properties under contract as possible. I don't agree with this approach when someone is just starting, but I appreciate your feedback and look forward speaking with all of you! But it looks like I need to start finding good deals!

Hello my name is Jeff Deutsch and I live in Colorado. I am excited to become a part of BP. This is really a great website with a lot of information. I am looking forward to learn as much as possible about REI. I have attended a seminar in this field and I am currently taking an online course on wholesaling, but I am still trying to find out how a wholesaler can put a property under contract without hard money or another type of loan. Is this correct or as a wholesaler would I need a loan?

Also, can you explain your experience with a seller and how would they trust you without a RE license or a solid background in this field?

Hi Will, 

That is great information regarding wholesaling, and I happy that I found BP. I am a new REI and I am currently taking a course online and so far this seems like a great opportunity, but I would like to find out the process in putting a house under contract as a wholesaler. How can this be done if I am not using any money? How would I find a seller who has a distressed home and is willing to put their faith in me as an investor when I don't even have the finances to purchase their home.
