@David Lamb  I would advise you not to do a portfolio loan as there is a poster on here that has experienced the downside to these.

Better to have a high interest loan on one property and keeping the others at low interest. Losing low interest loans a big mistake.

Blend the interest of a high interest loan with the low interest rate loans and see what the blended rate is. The super high interest on one purchase shouldn't sink your boat if all other programs are working well.

It is over 30" at the trunk about 40' tall but dropped a limb onto the deck and broke the framing. Last bid was $8400 to take out and dispose or could leave it in the yard for $1900.  When large limb breaks off it means the tree has problems.

@Theresa Harris nobody has made an offer to take it down for free. My guy from 5 years ago is hard to get he bought acreage in Sandy Oregon and is primarily spending his time out there. He was great, a skinny guy and would fly up those trees. He trimmed 5 trees and took one down but it was not for free and he is/was so busy hard to get.

I know many of you will immediately remove all trees from your properties because of the potential for problems going forward. I own in a subdivision that has many 40' fully grown white oak trees. This one tree I own in the backyard of my rental has died and needs to be removed. Now the last tree I had removed was 5 years ago and the arborist took it to a friends house that has a mill where he was planning on milling the tree into oak flooring for a house he was building.

My question is should I bother trying to get some value out of this tree one way or another? Most of the expense in removing the tree is in disposing of it.

Personally I'd rather sell or trade down @Bob Willis. if I needed to increase my lifestyle which I don't.

Plus they need to be dual fire and carbon monoxide if by flammables like fireplaces, gas stoves etc.

Hi Denise,

Thanks for sharing this. I was not aware that insurance companies could void coverage for this issue. The City of Phoenix has an ordinance that requires smoke detectors to have a 10-year sealed battery. This has become a best practice for all of our homes now regardless of their location.

Same in Oregon 10 year and in bedrooms and hallways plus any room with any type of gas stove or firelace etc.

Stains area most likely due to water penetration. They affect sheetrock and plaster differently. 

Wait for a heavy rainstorm and come back with a moisture meter to see if there is moisture present at the time. 

Please feel free to upload pictures here so we can assist you better. 

Worst case scenario yyou will have to open the wall and so what is going on behind there.

If not a moisture problem then use shellac or oil based primer. Water stains will keep coming back and regular primer and paint will not do the trick.
