If your post office box is at the post office you can receive anything that can be sent via the US Postal service.

@Nick Wehrley those houses are very small more like ADU's. Do you know other houses like them in the area you are planning on building in?

I can understand the desire for new but isn't there a large land cost relative to the value of the overall home? Maybe attached housing and a little bigger?

@Daniel M. you can think of your retirement accounts as an emergency fund whereas in a real emergency and with no other possibilities you could draw from.

@Tu Cao this is a personal decision that should bring you peace of mind. You say you don't really want more properties so the idea of leveraging to buy more is out. Paying off the mortgage is a low risk way to store capital and enjoy your income. That would make Dave Ramsey happy. If you prefer a little more excitement then keep the mortgages and invest in other areas. Be careful though because with your salary there are lots of ways to be taken advantage of like life insurance and expensive advisors etc.

@Sara Wylder you can buy with an underlying mortgage that you are unaware of because you did not search the title. In Oregon there is not a deposit only a cashiers check for full payment no refunds. You could see a second or 3rd mortgage foreclosing while the 1st is still in place and not know it.

@Julia Taylor if you touch the money on your investment property you will pay capital gains. The money needs to be kept in a 1031 account until you find a replacement property.

Holding money in a treasury direct account is good for short-term. High yield savings or cash accounts with Fidelity or Vanguard is great too.

Oh I see @Jay Hinrichs the old stuff seems harder to access not sure sorry not to read your whole question. i have wondered that about the older ones too, they were better more realistic.
