@Antonio Bird - no it is not difficult if you learn from people that do it daily or weekly. Just like anything in life - you need to practice practice practice and you'll get better. You can buy some courses online and start there, once you understand how to under write a deal, put the spreadsheet away and study what's around the property - 2 to 5 mile radius. Find out if the economy in that city is strong and growing.... If so, then you should be OK 5 to 7 years after you buy the property.

Again try to learn from those who currently own multis and follow their steps.

Good luck.

Jeff.

Hi Kenneth, I actually own 28 apartments in the north east side of San Antonio and planning to 1031 in about 3 months to something bigger, hopefully I'm S.A again.

Hello team, I'm looking for a property manager in San Antonio. The PM will need to be my eyes and ears since there will be a lot of remodeling going on and I cannot visit the property everyday.

If you know of a top notch PM/Company, please let me know.

Thank you.

Jeff.

I would recommend you find a local mentor, someone with 10 years of owning apartment buildings, plus do a search for Michel Blank's courses. While driving to and from work listen to Old Capital podcasts and may other podcasts like those.

You need to learn how to find out if you have a good deal in front of you or not. That should be step #1 and you shouldn't take step #2 until you answered the first one. Don't mean to sound rude or cold, but there's lots to considere when you have a deal in front of you.  It's not hard, but I would invest in education for now.

Good luck buddy.
