Can anyone recommend an insured handyman in the Center Point area? I'm looking for someone who can winterize several houses for now, and can do rehab between tenants in the future.

Think of a regular report where info is presented vertically to fit on 8.5" wide paper.  That is the way the Propertyware XLS file looks.  Just requires a bit of manipulation to get everything into columns.

I have seen some interesting posts from Spencer Sutton of GKhouses.  Are any investors using them for property management?

I had a similar issue in St Louis, however I had nothing in the contract.   I inherited a deadbeat who never paid me any rent.  Then she left $2000 worth of damage & cleanup.  It took 6 months to get a paying tenant in.  

If you can delay closing until he is out, you can avoid complications.  Otherwise, you may be out $5000+ in your first few months.  (You don't want a discount where 80% goes to the bank.  You will need the cash.)

This is a total newby question.

When a BP (or other respected, experienced) investor is kind enough to introduce you to a flipper/wholesaler/seller that they vouch for as trustworthy, is there an etiquette for price negotiation with that seller vs dealing with a stranger through an agent?

If the deal looks okay at the start, do you still try to get some discount?

Hi Guys,

I'm looking in KC also. Had an email conversation with D.R. Properties sounded interesting except he said they A/B neighborhoods. All houses were built in the 50s and under 1000sf. I still may do something, but I'm wondering what is a C neighborhood in KC.
