 @Eliott Elias @Bruce Lynn @Allan Smith Great respones! It sounds like a hybrid approach is the solution. If someone doesn't answer just drop off a flyer or a door hanger.

If someone has tried both door-knocking and door hangers. Which strategy do you think is more effective? I've done both, and the results were not significant with either. Most people don't bother opening the door when door-knocking, so I wonder if it's better to leave a flyer or a door hanger with market trends, coupons, recipes, etc. 

Would love to know what is working for you when farming a neighborhood.

Thank you all for your responses! I figured I would have to keep them under my name, but thought I might try to see if there were alternatives I simply didn't know about. 

 Just out of curiosity, since I’ve never done this. How would you divide the cost of common areas such as bathrooms and kitchen living areas?

Hey Misael, I think you'll have to keep the utilities in your name, divide the utility bills among all three and bill them individually. Or, you can charge higher rent, enough to cover your utility bills year-round and you take care of the utilities. I don't see any other way since rooms are not individually metered.

Hey Jacob, unfortunately, this location will not as a glamp site because it is next to other businesses. However, because of your idea, I started doing my research and came across drive-in movie theaters. There are none where I live, and I feel like this can be a niche market again. I still need to look further into it to see if it's even feasible but that's something I'm definitely considering.
