Post: Designers: what would you do with this place?

I am wanting advice on what color to paint the exterior, any nice features to add, etc. to increase curb appeal. What would you do to hide or even spruce up the 4 big columns? This place does not have curb appeal but the income numbers are excellent!!!

I am already going to remove the fence, fix up and update landscaping. Just wanting additional eyes on it for suggestions.

You may not have to name all of the members just one primary officer. For example, I am currently setting up an LLC on property that I am going in 50/50 with my biz partner/mentor. This will be our first property together and we are having a real estate attorney set up the LLC. The real estate attorney is filing our LLC paperwork for us and his name is the only one on it. The state will have no idea who we are and only our attorney.

Of course, you do not have to have an attorney set up the LLC, it is much cheaper to do it yourself but legally we are much more protected with an attorney. I have another LLC set up on my own as a blanket over all of my "investments" and this one I set up myself, cost $50 as compared to about $800. My name is on this one as the primary office/manager.

Alejandro, thanks for your insight. Maybe we should try to get together in person sometime. I'd like to know who you use for PM. Or maybe, I never end up moving and I can help PM your properties for a much lower rate than a company charges (we both win). Anyway, I am just rambling and maybe it would be good to connect anyway.

Thanks all for the replies. I am fortunate in that all of the properties that I am buying are in places that I am familiar with, markets that I know, and even people that I know. I have the connections to PM's, realtors, and all of the "on-call" services already. So the risk is low other than just not being readily available in short order if I am in the other state.

Ali, thanks for the reply. I knew that it isn't something uncommon but just like getting a real persons perspective. I have no problem hiring a property manager, however I will probably manage my own when I live near by. Thanks again for the reply. I can not feel comfortable and continue with my plan in two locations!

Just wanting to reach out and find out who currently owns properties in different cities or even states? More specifically do you manage them yourself? How about finding new tenants and showing the property? Anything that you found that works well or to watch out for?

I ask as I live in Des Moines, IA and have a few multi-family homes here. I am originally from the Minneapolis, MN area and may eventually move back. If/When I move back I'd like to start buying real estate up there too as I have family and investors ready to go already. The driving distance is about 4 hours one way. Not great but not terrible. I am hoping to have properties in both places one day but want to make sure this is not a costly mistake. Thoughts, suggestions?

Hi Juan,

Do you know if you qualify for a loan? Good credit, steady income, etc.? I started exactly how you are thinking. I bought a duplex and lived in one half. I had great credit, a steady job and was willing to do some handy work myself. I purchased it with 5% down payment, then spent another $2500 on upgrades DIY. Had renters within 2 weeks and never had to make a full mortgage payment on it. Then, I found a mentor that was willing to partner with me on my next property and purchased #2 only 4 months after my first!
