I watched a video/podcast once that showed a tool/site which allowed you to see what amenities the most offered amenities were in any given market/area ranked from highest to least (like A/C, pool, grill, etc). And it also then showed the average revenue impact of each amenity.

So maybe 50% of properties have a pool but the ones that do generate 70% of the revenue. It did this for each amenity so you could see what you should offer but also what kind of impact it might have on your revenue too.

I thought it might have been AirDNA but I can’t seem to find it there.

Does anyone know of any STR data tools/reports that show this kind of info?

I’m also local to Point and Plover and would be interested in any off-market, seller financed and/or subject to properties in the area. Heavy preference to multi-family (especially 5+ units)

I've been trying to research this further and I've seen some references where using a syndication model the GPs refer to keeping more of the depreciation than the LPs, but I haven't been able to find any details about this.

Yeah, that’s the obstacle. Hopefully someone has figured out a solution.

I’m purchasing an office building for $5+m in 2022 with plans to do a cost segregation study to take advantage of 100% bonus depreciation. 
I won’t be able to use all the depreciation immediately and it’s my understanding it will roll over into future years. 
Another investor approached me and asked if he could partner on the purchase with me because his tax planner said he needed to find an investment to put funds into to avoid paying taxes as he doesn’t have enough depreciation to offset gains on his other investments. 
Is there a way to structure a deal where he gets some/all of the bonus depreciation in exchange for putting up some/all of the closing costs and/or down payment? I’m not looking for a partner but if we can work out a way to let him use most of the depreciation and I get most of the future appreciation and cashflow then I’d like to know how.

Looking for private money lenders who will lend in Wisconsin. I am an investor who primarily purchases from wholesalers or off market deals. I have pushed my own funds as far as I can and made some really great returns buying both single family and multi family rentals. Have a great track recording of finding value add or managing rehabs to create value and stabilizing properties.

Ultimately though, I have more deals that I have funds for and am looking for additional money to take down more deals. I prefer private money loans (debt lenders) but would consider equity lenders too for larger deals.

If you have money to lend and want solid returns, I'd love to talk to you and see if we can make some money together.
