As someone who lives in the Appleton area, I can definitely say it's a good location. There are going to be some very small pockets you'd probably want to avoid, but even those aren't that bad compared to other cities' bad areas.

A 5+ unit gives you much greater control over value and you can more easily force appreciation because value isn’t just based on comparable like it is for 4 units or less. Value is based on NOI.

I haven’t but I’ve considered it. If I was to build I’d probably do 5 units and townhouse style (side by side) as then it would be commercial (5+ units) and nobody above or below each tenant.

And unlike work (which IS a four-letter word) at my W-2 job, I genuinely enjoy building and fixing things. I also like helping people. 

Just posting today to get my name out there and see if the BP community has any advice on servicing this niche. 

Do you think it's a tenable idea? 

How would I build a clientele? 

What are potential pitfalls? 

How to market quality over quantity?

How would you start up a business like this?

Anyway, thanks for reading and offering any advice. I'm interested to see where this conversation goes.

Not that I've found. You still have to have a broker on your team in order to manage 3rd party properties in WI.

The only workaround is that the owners would still need to handle the lease documents part but you could do the rest.

The issue is getting the data scraped that shows what each listing has, then combining those amenities into like amenities (e.g. Wifi and "Internet" are the same amenity).  Yeah, this seems like a perfect problem for a data scientist and clearly it would give a huge operational advantage if it was created.

I think in most major markets now that are either saturated or balanced in terms of supply/demand now more than ever amenity rich properties are a must.  In FL that means a pool (unless you are a quick walk to beach), barbecue, nice outdoor area, etc.  Bonus points for kayaks/paddleboards, etc.  In the mountains I imagine it is a hot tub, views etc.

Using a tool like AirDNa can cut down on research time sifting through listings and gives you a better idea of occupancy.  Find the best outfitted properties and compare them against the less amenity rich.  You may find a 3/2 of equal quality and same neighborhood one producing $100k a year in income the other doing $55k and then you know about how much having a pool will affect income.


 Exactly, and now I'm wondering if where I saw this was a presentation where someone manually analyzed the data and produced a report because nobody seems to know of a tool that does this.

I definitely saw it though, so it exists somewhere...

 Absolutely!

Then there is location and views.

I agree but when 100 other places are in great locations too, picking the best amenities that have the highest ROIs is important  let’s say you only had a limited budget and needed to pick the best amenities. The tool I’m looking for would be extremely helpful

I agree, but assuming you already have the solid basics like a nice, clean place and you want to figure out how to choose the best amenities to make your place stand out and increase profitability, the tool I’m trying to find is what I’m asking about.
