To piggyback from others. Priorities.

Everything is doable.

Prime example, iam work 96 hours a week for the past 3 yrs.(3 jobs) 5 sfh in less than 2yr self manage. Its a breeze for me. Howver, I have no immediate family and live wayyy below my means.

Im an out of state investor. When in town i drive the cheapest fuel economy vehicle in the rental lot. Feels good about it knowing i can get a convertible if i want to.

Back in town(home). I drive an 2003 Honda civic 200+ miles on it and still pushing πŸ™πŸΏπŸ€—

Thank you Matt!! If i do include maintenance I'd be looking around $2,400/month. two of the properties are cleared--no mortgs.

So far I've been using the cashflow along with my personal income to finance deals.

Im all new--1 year and half into this.

I only invest out of state. Im in west palm beach fl and Detroit Mi.

Pretty awesome!

Im currently $3,6500/month cashflow 5 sfh. Thats all after mortg/notes. I dont include maintenance because i dont need the cash flow.

Goal is 15k in the next 8 yrs.

Maybe i should split the goal 4 yrs each

Of course still closing on deals.

I was able to close on two seller's financing since the peak of the pandemic.

I have absolutely no worries. On that note, i just need my tenants to continue paying their rents. Worst case scenario, w2s can hold down my mortgages/note throughout the waves πŸ™πŸΏ

But iam not worry about any crash if we're not apready in the mids of it. I am still closing on some seller's financing. I just need my tenants to continue paying their rents. Worst case scenario, because of my personal low debts can pay my all mortgages/notes until the storm past. Kudos to all the economic prophets
