I had a buyer freaking out that the electrical was not up to code. The house was built in 1951 (before the era of grounded outlets) and a lot of the outlets had been replaced with modern 3 slot ones instead of the old two slot ones (that you can't plug a modern three-prong plug into). We paid to have an electrician replace every outlet with the old fashioned two-prong version, and she was happy. (I really should have given her a bag of three-prong adapters for a move in present... but I didn't)

"creative weirdness"... love it. I also love concrete countertops, but haven't yet used them. I think it's one of those things that could either be the "next big thing" or just disappear from the design world. I have seen quite a few examples in the very high end design magazines though, and something is going to have to replace granite soon as the new fashion (am I the only person on earth who hates granite countertops?) . From my research though, I can tell that the results with concrete are totally dependent on the skill of the artisan and it's a pretty complex process. I was toying with the idea of learning the craft myself a few years ago, but one can't do everything.....

That property sound like a peach, Ben, and would be the type of thing I'm looking for. I'll definitely check out Lima and I really am so happy to be getting such great input and info just from my intro post.
I am in the researching and head-scratching part of the process right now but I will get in touch again as I get more concrete plans. The earliest I can schedule a trip to Ohio for any actual looking would be late April, so I'm planning to watch what comes and goes til then. Can I hit you up for some sold comps at some point?

and thanks, Bill G! pity we are all so dispersed- wouldn't it be fun to have a real estate investors group that met for chamber music as well as real estate talk? Now that's one I might actually get myself to-- not like the 7am Saturday Breakfast meeting that happens here in Denver...

Just looks like a good market in terms of rents in relation to prices, plus it's a decent size city that seems to have a fairly diversified economy... I haven't done much research into it just yet so I'm not sure if my initial impression will hold up!

Probably going to sell my triplex and look for a larger multi-family. Possibly in Ohio, Ben! I have been looking at the Cincinnati area, so I'd love to get your impressions about that

Ben Leybovich - how nice to see another musician on here! I also trained as a violinist, and have been lucky enough to work at that for many years. However the financial rewards leave something to be desired and so I do residential real estate investment as well. I think I also like the tangible aspect of dealing with properties as a balance to the intangibles of performing and composing.

I'm not exactly new, as I've been "lurking" on BP for some time, but as I'm looking at making some new investments and possibly doing my first 1031 exchange this year I thought I'd stick my head up and say hello. I have really appreciated the information available on the site!
I live in Aurora CO and have invested in NW Denver - currently have a triplex in the Berkeley neighborhood. I am looking into some out of state markets for my next investments though, so the opportunity to connect w/ folks from other areas on BP is fantastic.
