    @Deisy P. I feel you. While I am married and my husband is supportive, he wants nothing to actually do with the real estate business--that's my baby, and he's fine with that. And here in Miami, I definitely get my share of macho contractors, tenants, and other investors who don't see me as legitimate because I'm a woman. After staring down a gun-wielding ex-Marine male chauvinist tenant who was playing games with rent payment dates as my first tenant ever, I realized that his misogyny was his problem, not mine and actually used that to my advantage. I learned from the experience--to trust my gut when screening tenants (my agent insisted he would be a good tenant, despite my gut telling me he would be difficult); and to vet contractors by seeing how they dealt with me during the first meeting (if they kept trying to look for "the man," I cross their name of the list, and move on to the next contractor).

    I agree with a lot of comments here that your main problem is trying to do it alone. Try to find a community that will support you when you're down, and help you find the network you need.They should be able to a resource for you, especially for female investor-specific issues. Good luck and persevere! If you can get through this trial by fire without quitting, the rest will feel a lot easier.

    @Staci Ryan I have a designer fully furnish my Airbnbs and I pay around $12,000 for a 1000sf 2/1, and $8500 for a 650sf 1/1 and that's with fully furnished kitchens. Im not sure if your ADU has a kitchen.

    @Jennifer Konikoff I have two duplexes in Little Havana. I just finished renovating and refinancing one of them (and am now Airbnbing it) and have just started renovating the second. Let me know if you have any questions about the area.

    @Tony Barwick It’s totally possible. I just finished a flip where I borrowed 100% funds for purchase and rehab. My private lender, like yours, is a friend, so he wired the whole amount to my title attorney, who then disbursed the purchase amount to the seller and the rehab amount to me.

    Just went under contract for the rehabbed property and will be able to fully cash out my lender his loan for purchase and rehab, with a nice $50K profit for myself.
