 Haha excellent - as a New Zealander I struggle to understand how anyone living here can really understand a property market on the other side of the world. Maybe you can look for deals in Auckland for me, and I'll look for deals in Cleveland fryou! :p

Yes still active but not in the chch area. I'm based in Auckland so thought it would be too difficult analysing properties that needed that much repair without being able to visit them.

I'm focussing more on Hamilton and outer Auckland suburbs at the moment.

There are a few real estate agents that seem to deal a lot in the 'as-is-where-is' market down there. So your best bet is probably to talk to agents and find out who they are.

They'll have a good idea of the market and hopefully any tips

Hi @Nick Stango, I'm in a similar situation. Auckland prices are some of the least affordable in the world right now. Stick to your plan and keep your eyes open and something will pop up.

I've started looking about an hours drive away from where I live to find an area that actually makes sense for me. So 'Drive for Dollars' seems to be a good next step!

What sort of properties are you looking for?

Hi team,

I've found a 24-unit student flat for sale near me that seems to be a pretty good deal.
I was wondering if anyone has had experience in buying multi-units on a single title, then dividing them up and selling them as individual units?

The reason I ask is that I have to repay the deposit within a set timeframe, so am planning on selling off most of the units in order to pay back investors and will be left with a handful of units free and clear.

I'm in New Zealand, so the detail around the laws and requirements are probably quite different - but I'm interested in everyone's thoughts and experiences and what potential pitfalls you can see.

i.e. setting up body corp, splitting titles, how selling multiple identical units affects the price etc.

My place is in Avondale, Auckland. Its definitely an up-and-coming neighborhood. With the Auckland Unitary Plan proposing a lot more development in the area. So I'm confident it will only improve.

Though at hte moment I'm focusing on finding properties that dont impact my current cashflow. So need to be neutral or positive. 

(i.e. I want to hold them long term and get the tenants to build my equity...)

Hi Surjeet,

I'm based in Auckland - and have found the only way to get even close to the numbers people talk about here is to look outside of the main city centres.

So maybe if you're in Wellington check out Upper Hutt or Palmerston North (Though Palmy is notorious for slow capital growth).

Its almost impossible to find any +ve cashflow in the main cities...  Good luck! Let me know how you get on.
