It was about 8". That specific neighborhood hasn't flooded before. We talked with several long-time owners in the area.

This house received slight damage in the recent flood, however, the Owner has already repaired all damage except for installing the new carpet. This home has never flooded in any of the previous events.

House is in a great area and zoned to some of the best schools in Houston. Pre-flood prices in the area were easily upward of 400K. Current ARV should be atleast 360K+ conservatively.

Easiest flip you'll find in the area. House is under contract, ready to close today. Seller requires 2 months to pack and find a new home.

ARV - 360K+

Repairs - 5K (carpet)

Upgrades - 20K-30K (optional)

Price - 297.5K

Potential Profit - 27.5K - 57.5K+

It's running about $1 for the list and mailing materials (including postage) combined. So realistically I guess that isn't a whole lot per letter but I was expecting somewhere around maybe .50-.60c/letter

Hi all, I'm just about to start my first yellow letter marketing campaign and I'm realizing just how expensive that can be. 

Does anyone have any good sources or tips for cutting down on the costs?
