@Sachin Acharya I might just take you up on that offer!  I do not have excel, but have been using mac Numbers, and wondering if you know an easy formula for calculating a monthly mortgage rate.

I have also heard Cozy.co is a good option for simple online rent payment.

It is on HomeSearch, and I have taken the 5% commission into consideration for my analysis. 

Jeff- If the list price is the reserve, then it will be hard for anyone to make money on this property. I have feeling you are right, but hoping there is no reserve.

A buddy and I are thinking of purchasing a beat up foreclosure for 200-225k, live in it for 9-12 months and sell for 340k. It is an auction, so the purchase price is an estimate, but I think there is a fair amount of money to be made. 

I would love some feedback on both the deal as well as the spreadsheet- Is there anything I am missing?

I am interested in purchasing a Foreclosure on an Online Auction website. The auction goes on for 5 days and if the reserve is met, the home goes to the highest bidder. I am wondering what the typical strategy for these auctions? Whether all the action happens in the last 5 minutes, or whether it is more calculated. The home is listed at 224k, but starting opening bid was 118k, and no action since, does this have indication of events to come?

Does anyone use a mobile application for Tenant/Homeower Violations? They can document the violation, location, unit #, take a pictures, etc.

I am a Realtor in the Fort Lauderdale area, and Sam has got it right. I would provide 1/2 month rent for the cooperating Agent, unless you neigotiated prior to signing any documentation. Some of the larger apartment complex provide a fixed fee, dependent on the Properties vacancy percentage.

@Westin Hudnall I think the first place you would want to start is a Resident Portal, which would allow your tenants to easily communicate with you, without always being on your phone. They can pay rent, submit service requests, monitor late fees, and much more. I have not used www.cozy.co, but hear it is good. I have also hear go things about http://www.rentpayment.com/. Once you have this implemented, see how you like it, and then implement the accounting side, whether it be quickbooks, buildium, etc.

I would take a look at buildium, or even a resident web portal to allow his tenants to pay online. This might include Paylease, and will at least provide a history and export to Excel. From there you can insert to quickbooks.
