I am a rehab and sell investor in Houston with cash on hand looking for a wholesaler. Looking for ARV from $150 to $250. Offer Price will be 70% of ARV minus repairs.

Always leverage if possible. Even if you self fund, there are still holding costs.  You never know about overruns.  Also what happens if you are all in and a great second deal presents itself.

I am in the same position as you except I have not found my first house.  You have to remember the basics.  The calculations mentioned above are the way to go.  Most investors are using similar calculations.   Make sure your numbers are correct and then they are fair.  Gently remind the seller that that to invest in this property, you have to cover repairs, closing costs, and carrying cost.  Good Luck, exciting stuff.

Not a lawyer but ownership will be in the title.  Your agreement will be separate contract.  The amount of detail in your contract will depend on your relationship/experience etc with your partner.

For the last 5 weeks, I have been sending hand addressed letters to the deceased. The letter is a generic letter stating we pay cash for houses in any condition, blah blah blah. Over the 5 weeks, I have sent est 250 letters with no response. I am starting to think that I should send the typical probate letter acknowledging the death with condolences and sending it to the PR which I assume is the executor.

I am looking for advice and others experience with some rates of letters to leads conversion.

I would not pay much heed to the drilling company's estimate for tapping into the city line.  I know the cost varies depending on where the city line is located.  Please report back if you get the estimate from the city.  I know the cost varies from city to city and state to state but it would be good information.

You are going to have to start networking with realtors in the area that can provide you DOM and CMA. Be careful to ensure that the realtor is experienced working with investors or you will have to educate them.
