Hello everyone. I was wondering how possible it is for an individual to do a title search on a property as good as a title company can. If not, what specifically allows a title company to have a more in depth search than an individual?

Overall, I believe you have to have a great understanding of your surroundings to feel whether or not your stepping over the line. Body language, facial features, & tone of voice will help get a sense of what the person you're talking to is really feeling. 

 Yes, the books show examples. You will enjoy them. Life slows down when you begin to notice how it works and what you are purposefully doing. 

Remember manipulation is not a bad thing. We all do it, even here on BP we manipulate each others perspectives. Manipulation turns negative when your INTENTION is to take advantage of others.

It is always very important to never cross into excessive manipulation and abuse. In the end, everything catches up with you.

 Sorry for the delayed reply.  I used lined yellow paper from a website called printpps.com.  After taxes and shipping it comes out to about 6 cents a page

@Melodee Lucido Everyone tells us how they perceive life. All you have to do is pay attention to the details. For example, you said "I have got to LOOK into this more." To anyone is NLP it more than likely means you VISUALIZED yourself doing a task. If I remember the podcasr, @Michael Quarles was attempting to elicit a visual response from the seller by saying at times, "Can you SEE yourself going lower than XXX,XXX? It makes the seller in this case LOOK inside, internally to SEE himself/herself going lower. We as humans can either CREATE or REMEMBER an experience. Now, there is a chance that a sellers preferred modality to perceive life is not VISUAL, rather AUDITORY, OR KINESTHETIC OR EVEN OLFACTORY/GUSTATORY, which in that case the seller may break away from rapport unconsciously because we are not in the way FREQUENCY. Its one of the reasons why some people don't hear what we said because we weren't talking in their language (meaning; Modality). 

So how do you create instant rapport: PACE,PACE,PACE, LEAD. If they speak in visuals, you speak in visuals. If they speak in auditory, you speak in auditory. Do this until you have paced them 3 times, then you take the lead and use whatever modality you want them to follow. If they follow you, you have just conquered the rapport.

Found the section for signs and definitions pertaining to signs. Which is a bandit sign:

Banner sign means a sign having letters, characters or illustrations applied to cloth, plastics, paper or fabric of any kind with only such material for backing. This definition includes flag banners, sail banners, teardrop banners or feather banners.

Portable sign means any sign designed to be transported or any sign not permanently attached to the ground or to a permanent structure. Portable signs include but are not limited to signs capable of transport by wheels, skid-mounted signs, A-frame signs, T-frame signs, sandwich board signs, and signs attached to or painted on vehicles parked for the purpose of advertising on or near to the public right-of-way.

Snipe sign means a sign nailed, glued or otherwise attached to trees, poles, walls, trash receptacles, fences or other objects. Legal notices required by law are exempted.

Temporary sign means any sign to be displayed for a limited period as specified in this chapter.

I would assume under an assignment, the end buyer (cash buyer/investor) would pay the closing cost based off the first contract with the seller. Any correct me if I am wrong.
