William,

You had said to have complete control you always get the deed. If you have the owners sign the deed over to you, does that make you the home owner? If yes, and the short sale has not been completed, won't the bank come to you and ask you, the owner of the property to cough up the money and bring the note current?
Or are you putting the signed deed in escrow until the short sale has been successfully completed?

This is a area I need clairification on.

Also, some states may view how the deed is handled differently.

Valid points. Many different ways to find motvated sellers.

My head spins with all the information here at BiggerPockets. The more I read and informed I get, the more adjusting I do to my action plan.

I need to take action, start the ball rolling and adjust as I go. Otherwise I'll just be a talker, spending the rest of my life putting together the perfect plan.

The same thoughts I have. Utilize wholesaling to generate cash flow. In the future aquire rental properties and have the passive income as well.

Yet, I was wondering as to actual places in the United States that currently provide the most opportunities to help the people that "need to sell", and I in turn have a good possibility to make a fair wholesale profit by assigning the contract to another investor in a quick manner.

First American Real Estate Solutions, now merged with CoreLogic.

I am fairly new to real estate investing and just starting to get acclimated to the site. Appears to be a lot of information available. From what I understand, you can pull information on the realist service, (individual property inquiries) for a nominal fee, rather than pay a large monthly access fee.

Perhaps a seasoned investor can check it out and provide more clarification.
