I am curious how one goes about finding people who can and are willing to hold a promissory note with the intention of having it secured with a deed of trust, I have recently been tasked with this and have no idea where to start looking or even how to go about it?

From what i have seen is that prices in Dubai are inflated. Yet if a peace is ever settled in the region i would expect prices to go up, but at the same time, i am not exactly up on my UAE politics and i dont have a grasp on the laws of the land.

If you have the cash and could strike a deal with a contractor over there you could stand to make some money. But its kinda like the roulette table, so calling Dubai the next Miami is hard. I see it going both ways.

Use it as negotiation leverage, buying the place sight unseen because of unrulely tenants may help to knock the price down.

i use cyberhomes but i feel that their comps are a bit high, i am yet to confirm this. But its better than nothing.

I see that, i am pretty sure that i drove through Beaverton on my drive up here from sothern CA. Man that was i drive i do not want to repeat anytime soon.

i once saw a HUD in New Mexico that sat in a flood plain, it was off its foundation and the notes said that there was a mold "problem".

Also something to consider is that when buying liens you need to make sure that the property is something the owner will want to pay off. Some of them are little triangles of land that someone accidentally bought, stopped paying taxes on them because they are worthless and voila a tax lien/deed sale. Also a decent inspection is important because if are so fortunate to foreclose on the property be sure that its something that you want and not to go around blindly fronting cash for liens because you only get your money back when its paid off.

It is also important to acknowledge what you plan on doing with the property, Rehab and flip, rental, demolish and make bigger/better so on and so forth.

I am currently dealing with someone like this, they still owe about 98% of the mortgage that i know of and they need to get out without loosing much money.

Tip on saving cash on lunch, rice. Just make like 1/2 a cup of rice before work and pack some hot sauce or soy sauce and it makes a great substitute and is filling. A little to filling, also you could mix it up and change sauces or cook in fish or a type of meat or veggies. 10 pounds of rice will run you about what you'd pay for one day's worth of lunch and will probably last you a year.

Also many banks offer a brokerage service, at least with wellsfargo they have a money market account that is highly liquid, i can get cash from it in ~2-3 days, and it pays monthly interest at a 4.65% APR. I wouldnt recommend using them for actual stock trading, they have a $20 commission on trades.
