I bought a house in an LLC, originally intended to flip it, but having trouble selling. Someone has come to me with rental offer which I think I will take. I own the house for cash, no liens, but I can't get a insurance policy while it is under an LLC, or if I did it would be twice as much under LLC as opposed to my personal name. Also I want to cash out soon and take some equity, and I know that a bank won;t lend on LLCs. So is my only option to put under my name now? Why am I putting homes in LLC if I can't get a loan or decent insurance policy?

I am looking for a granite fabricator near ocean county, NJ. This is my first experience dealing with counters and the choices are overwhelming. My flip is in the 500k range and everyone seems to think that I need granite for resale.

Thanks for you message. It is not a flooded sandy house, it is about 3 miles from the beach. It is a foreclosure with 6 beds and about 3700 sq ft. My problem is figuring out how to deal with the renovations. I am not sure if I need an architect to do the drawings and then have a GC do the renovations? It needs new kitchen and bathrooms, but the structure seems ok, i.e. I would not have to change the layout too much, only a couple of walls. Any suggestions? Also I have a quote for one GC for $65k, which includes labor and basic materials. I am budgeting another $50k for kitchen, 3 bathrooms, landscaping. Mine is scheduled to close next week also. Have you done other flips in Ocean County?

I have recently purchased my first flip project in Point Pleasant, NJ and I am hoping to use the information on BP to make this a profitable deal. Hoping to network with other investors who might want to work on deals together. I have limited construction experience and I am just now starting to get quotes from contractors.

Hi I am purchasing a foreclosure in Point Pleasant and it need a major rehab. Since I am new to flipping and have limited construction experience I am looking for an honest general contractor who can work with me on this project. I would also be interested in contractors who want to partner and work on houses together.
