My biggest challenge is figuring out how to get my foot in the door. I want to get started, but I feel I need to become better aware of the financing options that can be used for the first property.

@Jenelle Abrams Sorry for the delay in response time, podcasts have been my primary method of learning about REI. I've read several articles as well. I know that I would definitely benefit buy reading books, and attending webinars as well.

The BiggerPockets podcasts are two great choices (referring to the original and the "rookie" shows). In case you are unaware, there are some books available here on the site, that can be a great starting point as well.
