@David M. Right, but then do I account for paying back the hard money loan via the cash flow? Or the capital I get back from the refi?

@David M. Yes it does. But that leads me to another question. In terms of the refi of the BRRRR, does the conventional loan have to be a 30-year? Or is a 30-year the most common term-timeline?

@Kenneth Garrett got it. So generally speaking BRRRR probably isn't a great idea for people who are starting real estate investing low on capital (unless they partner up etc)?

@Kenneth Garrett so for the BRRRR, it sounds like you're buying the property at "full price" (paying $100K for a property being sold at $100K), to then rehab.

Where as the "regular-rental" you'd use the down payment as leverage. So you don't have to pay the full $100K, as in the BRRRR.

Am I understanding that correctly?

I'm watching an archived webinar (How a Newbie Can Start Building Wealth Through Real Estate) and Brandon is referring to rentals, separate from BRRRR. I always thought they were the same, can someone please enlighten me. I'd greatly appreciate it.
