Thank you for your response. The inspector told me that the permits might be too old or archived. I will look up how to legalize unpermitted work. We are still under contract. Since we are past the 7-Day inspection period, I have 5K in escrow that I can lose. Trying to determine whether to take the loss or keep moving forward.

I'm looking to get some advice. I think I might have made a mistake. I'm in the middle of a contract for a fix and flip right now. I had an inspection for the home. the public record shows that it's a three-bedroom two-bath because they converted the garage into an additional bedroom and bathroom. The inspector contacts me and lets me know that he wasn't able to find permits for that edition. When he was there he said that it was structurally sound though. The bad news is I'm already out of my inspection period.
