Permits vs public record
I'm looking to get some advice. I think I might have made a mistake. I'm in the middle of a contract for a fix and flip right now. I had an inspection for the home. the public record shows that it's a three-bedroom two-bath because they converted the garage into an additional bedroom and bathroom. The inspector contacts me and lets me know that he wasn't able to find permits for that edition. When he was there he said that it was structurally sound though. The bad news is I'm already out of my inspection period.

@JC Tomines You're going to want to search "How to legalize unpermitted work in" and add your municipality. If it's possible, you might be able to come up with a rough number for costs. You might need a local architect or structural engineer to tell you what things have to come up to code.
