While Price Labs is great for short stays, it might not fit MTR. Consider setting a competitive base rate and offering discounts for longer stays instead. Finding the balance between revenue and guest value is key.

Here in Columbus, Ohio, landlords going for only MTR usually go with standard landlord insurance. Some folks might even add extra bits to their policy to make sure it fits their mid-term rental gig. The key is talking to an insurance agent who knows their stuff when it comes to rentals. They'll help you figure out what works best for you.

Digging through city ordinances for STR info is definitely a chore. While sites like Alltherooms and AirDNA have some good market data, they're not always up-to-date on the legal side.

For the most accurate info, I suggest checking the city's official website for the latest on STR regulations. Also, touching base with a local real estate attorney can be super helpful—they're always in the loop about the legal landscape.

Don’t forget to leverage local real estate groups and networks too. Often, other realtors have already done the legwork and can share useful tips and insights.

Hello, @Brian Malavsky, this is a great question. For us here in Columbus the juice is definitely worth the squeeze. It's all about occupancy and if your vacant, you're not making anything. We use our systems to make sure that we can toggle back and forth to obtain maximum occupancy for our properties and clients.

Hi Brian, lots of moving pieces to that question, location will play a large factor. I would say the sweet spot is going to be the $300-$400k range for STR with a gross range of $60-$75k. There are areas that you can do better and areas that you can do worse but that's usually the target on average.
