How many bd/ba listed on the permits?

I am looking for nationwide residential property management company referrals. If you know of ones that have a strong presence in the Eastern US, those would be a close second choice.

Happens all of the time. More bedrooms, less bedrooms, wrong county records, illegal property changes, you name it.

Be careful how you approach the city, sometimes you are opening a can of worms that cannot be shut.

1. City informs code enforcement, you find out you have an illegal addition, costs thousands to fix.

2. City informs public works you have an extra bedroom, they assess your home a public works user fee based on likely increased occupancy given the extra bedroom - that's a couple thousand in cities like Santa Ana, CA.

3. Extra bedroom changes plumbing rules, if home is on septic and they are not using strict fixture counts for sizing - new/expanded septic.

4. Extra bedroom is not permitted and yet is tied into existing structure - to permit costs thousands, to tear down costs thousands... fun stuff.

5. I could go on and on and on.

I cannot do the test because you need to be certified to do it - at least that is how I read the law.

I was hoping this topic would draw more attention, but given the number of people that are no doubt violating the law, they probably do not want to draw attention to themselves.

I would like to see some contractor bids from the lead compliant to see how much more is being charged.

Couple more questions,

1. Can a non contractor be certified and offer certification to other contractors as a consultant? As in a guy gets certified as a renovator and then signs off on the jobs for contractors that need to comply?
2. Can the certified test guy not be a contractor?

As I read it, the rule applies to paid work in rental housing. I do not see the specification of "owner occupied" and I do see an owner exemption. Therefore..... and this may be a stretch.... owner or nonpaid renovations in a home that is not rental and targeted for re-sale is exempt. Right?

This is why I was looking for a law blog or an expert in the issues. In fact I am thinking of paying a lawyer for an opinion on the the law, but I need a recommendation of an EPA lawyer .

I have read the law and the publications.

Maybe I lack comprehension but I am more or less looking for the loopholes. Loopholes that I can legally substantiate.

If I own a property that I am fixing for re-sale. Am I exempt?
Even if I pay a contractor?
What if that contractor is a partial owner/on title?

If no to all of the above, what if I have identified the new buyer and they do not have children and are not elderly, can they sign the waiver?

Are there other exemptions that any of you know of?

What have you been paying for the Lead Test?
If you have tested a property and found lead, are you now disclosing to the new buyer that it "does" have lead instead of it "may" have lead?

With all of the new regulations and rulings coming down on banks lending rules change daily these days. Relying on a bank from one day to the next is difficult.

I have searched the forum and the net looking for an authoritative source on interpretations and applications of the EPA RRP Rule.

If anyone is able to refer me to an authority source I would appreciate it.

Alright James fair enough - I'll stay out of Minnesota.
I know you want experienced people to chime in with their experience using an existing system - and I know that you know of dozens of existing software systems and I know you do not want to try all of these out (see, I read)..... but, since you mentioned free.... http://www.superbuild.com/productoverview.aspx?partner=homedepot is free and there is a free version sponsored by The Home Depot.

I did not know how many free systems you knew of, and I did not know how many were at least backed by large enough corporations whereas you could rely upon the software being supported and updated for any length of time.
