@Chris Seveney- Great. Thanks for the feedback... Of coarse it's going to cost me time and money just for something a tenant did (or actually didn't do). Another reason to HATE tenants!

@Michael Key- Hey Michael.... Don't think they stole my identity...... I have a Credit Reporting Service and would hopefully alert me if anyone opens accounts,mortgages,etc. in my name without my knowledge.

@Jay Hinrichs- Hey Jay.... Thanks for the info! I plan on contacting Meridian on Monday to see what they say..... I still don't understand how it could show a lien on my property that isn't valid or attachable??

@Chris Seveney- Hey Chris. No. It's not rent to own or owner financing. They are simply leasing the property from me, and has been for the last 5 years. 

As far as filing the paperwork with the county court, would the IRS even show up for the court appearance?

@John Anderson- I did go online and get an actual copy of the lien. That's how I know it has the Parcel Number, legal description, and Property Address with my Tenant's name on it. Just amazing how it seems anyone can just go file a lien on a property..... Anyone else on BP have this issue???

@Greg H.- Thanks for responding. I assume that since the liens show the legal description, property address and Tax ID Parcel number I would have to assume they are attached to the property? That's what I was asking about if anyone had this happen to them and what the results were.

@Wayne Brooks- Thanks for responding! The liens show up under the local recorder's search when I search by the property address. It shows the property's Address, Parcel ID, and Legal Description as identifiers on the lien, but with my tenant's name and not my name. Since it has the Address, Parcel ID number, and Legal description it is a lien on the property? Am i missing something here?

@Edward B.- Thanks for responding. You would think the recorder would verify that the liens being recorded would at least match the owner of record. I can only imagine trying to contact the IRS to try and get this removed without any legal action. I would probably have better luck winning the PowerBall!

@David Kelly- I planning on meeting with an attorney next week, but it seems in Indiana anyone can file a lien on a property without proving anything, or so it would seem. I'm also going to contact a Title Company next week to see what they have to say.

Just found out from my local recorder's office that my tenant's failure to pay his federal Income taxes has caused the IRS to place a $25k lien on MY property! There is also another Lien for $5k from a local hospital. Am I responsible for these? How can I get this removed? Do I need an attorney involved? Should I evict them because of this? What happens if I want to sell in the near future? Will these liens hold up the sale of my property?
