Hello BP

Recently did a cash out of my primary for the purpose of purchasing investment properties.  The loan finally closed and I have about $450 K at the ready.  Preferably, the money will work until I find the right properties.  Obviously, I'm looking at less volatile / more liquid.  Been researching bond ETFs, but would welcome suggestions.

Thanks everyone.  I have since made two trips to AZ and one to FL (returning again next week).  Drilling down neighborhoods and gathering information to make sure I'm very clear on what I want and what I want to avoid.  Once again, the experienced input is greatly appreciated.

I'm about to jump in to my first investment property. As my home market is unfavorable (Bay Area), this is going to be an out of state venture.  I've drilled down what I want and have identified several properties I'd like to offer on.  Any suggestions on what to beware of, ensure happens etc when dealing with a long distance purchase.  I'm working with an agent and have a property manager/contractor set up once the purchase is completed.  Both are professional and trustworthy.  But I may not be able to fly out to tour the places prior to purchase.  All advice is greatly appreciated.  Thanks

Hello Everyone.  New to the forums.   

I'm looking to purchase a multi-family investment property in Phoenix.  I understand it's not a great market for cash flow, but my focus is more on appreciation.  I own a place in the Bay Area (free and clear) and want to get my equity out of CA and maybe eventually move.  After several visits, I've narrowed my search to areas near(ish) to downtown (Roosevelt, Coronado, and Encanto) that I foresee transplants from CA being drawn.  Does anyone have experience/opinions about these neighborhoods to share?
