I should introduce my self over in the introductions forum but I do have quite a bit of real estate experience. Deborah and I are related, she's my mom. :) I helped form her operation back in 2002 and have been involved in the daily operations on and off ever since. I am however a newbie in Colorado real estate investment and this type of acquisition. Rick, you're absolutely right about the moving parts, although your use of the word "typical" gives me hope. I'm not interested in a quagmire but I do intend to continue down the rabbit hole a bit further to see if I can make it worth my while. Thanks for the suggested search topic. At this point, I'm trying to educate myself and learn what I don't know.

The property in question is in my neighborhood. An NED was issued at the beginning of October, and yes, there is quite a bit of equity. I am interested in the house as a fix and hold, likely as my family's primary residence. We would then rent our current home.
