Thanks, everyone, for the input. A letter is going in the mail today to the brother, with tracking so at last I'll know when he gets it. Is there anyone in Colorado who has done this before who would be willing to chat about what to expect next? I'm particularly interested in the probate process and getting a clear title.

Hello, everyone! I dove right in on a property I'm interested in over on the Foreclosure forum without properly introducing myself. I'm Johanna Burian from Broomfield, CO. In 2002, I helped establish and continue to help run a buy and hold operation with my parents in Oklahoma City. I am now interested in a distressed property in my neighborhood but am also interested in starting an operation here in Colorado. I am interested both in buy and hold and fix and flip. My husband and I own a fixer upper in Broomfield that we have worked on off and on for the last 3 years. It is our second fixer upper so we have quite a bit of hands on experience. 

@Rick H., I've done everything in your format (before today, I'm not that speedy), including locating the next of kin. Can I assume that your next step would be to contact them about a possible deal? What about the bank?
