Yes, in fact he is also the same one who set up my LLC for me, he can transfer into an LLC no problem.

I am based in York County and I personally use Brad Leber. He is managing partner for Blakey & Yost LLP and Susquehanna Abstracting. He handles closing and title transfers on just about all of my deals. If you want someone in your corner that you can trust, He is definitely the guy!

@Joseph Kline your LLC name must be a unique name. If the name of your business is already in use by a Inc. or a diff kind of business entity, or even if it is the same name with different but similar spelling you will need to come up with a different name.

Has anyone ever heard of or tried the Joe Bodek mentor program. It is very cheap compared to some of the other programs out there and he offers to partner with you in the process for 50% of the earnings for him personally walking you through in 1 on 1. It almost seems like its to good to be true.

I know a lot of people on here will say it is not worth it because everything I need will be on here and I cannot learn enough from this website and forum but to have somebody coach you along the way with a invested interest is very appealing. I am hoping someone can give me some type of review on him and let me know weather he is legit or not.

Thanks for the help guys!

Hey guys. I just got done reading a book i'm sure some of you may be familiar with. It's written by David Finkel and Peter Conti called the Real Estate Fast Track. This book seems to have a lot of valuable information in it but I can't help but be a little concerned that it is a little out-dated since the book was published back in 2005. The book goes over several different purchase options as far as how to start real estate investing without using cash or credit. The book teaches to find motivated sellers and put the property under contract using creative purchasing strategies such as "subject to owner financing" basically taking over the sellers payments..... they also go into saying that the lender wont exercise the due on sale clause in the mortgage and says that there are several ways around this. Some other purchase options they discussed were "owner carry financing", "lease option" and then of course "wholesaling or flipping the contract". They teach you in the book to creatively structure the deal in such a way that your either using the existing financing or having the seller back you. while they give examples and make everything sound good, I am just wandering if anyone has been successful using any of these strategies. A lot has probably changed in the last 13 years when the book was published and would like to get some knowledge from someone who is currently investing that either is currently or in the past have used these techniques. Thanks for the input guys.

Hey guys, I am new to Bigger Pockets and I am so glad that I found it. I am new to the world of RE investing and in fact still in the educational part of it. Complete a first deal in the next 3-6 months is a personal goal I have set for myself. I had done massive amounts of research and read books upon books about real estate investing. One of the biggest questions I have because I am hearing so many different things from different people in my area is if wholesaling a property or assigning a contract is legal in PA. I have gotten several different answers about this and I am sure that this has been brought up on these forums but I can find anything that was updated recently. Some say that it can land you in a tough situation because when wholesaling or assigning a contract you are essentially acting as a RE agent without a license. hopefully someone can shed some light on this topic for me. I will actually have my RE license in about 6 weeks anyway. Also I am aware of Pennsylvania also have some taxation that must take place when assigning contract. A title company that I spoke with had mention something they called a double transfer tax. This is all new information to me. Can someone please break this down for me? any comments and suggestions are appreciated guys. Thank you!
