Vacation rentals in South Florida

Hello everyone, I am a newbie investor from NYC looking to buy a vacation home/rental in south florida. I have shortlisted Boca Raton, Ft Lauderdale and Delray Beach areas as my son plays tennis and we could use the home 3-4 times a year when we are there and rent it out rest of the time. Are there any zipcode recommendations to buy a decent vacation home? Anything I should pay more attention to in terms of buying the property? Looking for inputs from this great community.
