Thank you for the reply. You brought up some interesting points. My original question was simply how to I keep myself from getting ripped off, I was concerned about giving an investor, especially one I met on craiglist, information about a property only to have them run with it and not get paid.

Now it seems as though there are some other aspects of bird dogging that i hadn't thought about. I have a LLC and I'm trying to get started. I thought bird dogging would be a good way to develop a buyers list, but I'm having second thought now.

I'm a new real estate investor and I'm looking into bird dogging to get started. I have been replying to "we buy ugly houses" ads asking if they provide a bird dog fee. I have gotten a few responses but I began to ask myself "How do I protect myself?" What are some do's and don't of bird dogging?

Has anyone heard of Service Financial, LLC (http://www.servicefinancial.com/). Someone locally suggested them because of their fee structure.

I could be wrong but my assumption is that you contact the county office in which you want to buy tax liens from. You then ask what liens they have available for purchase. Hopefully someone with more experience in this area will chime in soon.
