Not currently - trying to pick up that first one to get the ball rolling. Goal is to get two still this year, four next year, six the following year etc.

We've walked through a number of properties and made some calls but nothing has panned out yet.

Forgive me if this is in the wrong forum.

We are looking at a triplex that went through the bank and was bought as an REO from an out of state wholesaler. He said the deed is not in their name yet, it is still in process.

The plan was to get an agreement and under contract, when the deed is in their name, run a title search and make a call to buy or not.

With this scenario, what else should I do on my end to keep me covered?

I can see both sides on whether you go into a 'stay away from' area and not. I just wanted to make sure there isn't a known area not to buy at all.  

Either way, I'm sure for the right deal you'll get money out of them.

Okay maybe the question is a a bit extreme, but in the Akron, Canton, Wadsworth areas - is there a neighborhood, street, section you wouldnt even consider looking at??

Joseph, I do not know the cap rates, but the area you describe sounds like my part of the county - great school, great area, best of luck to you! I'd love to get my hands on a 5+ in this area.

Hey all - trying to locate a mid size (6+ unit) apartment in any of these markets. Also looking for additional funding for these to stay out of the traditional bank system if possible.
