Hello...I'm a licensed agent that does a handful of flips and I personally list them.

I purchase them under an LLC and I run my agent stuff thru a PLLC...

Would it be tax advantageous to pay myself a commission on the backend when I sell?

@Rick Smitts First off, congrats on your success in the business. Have you thought about your overall goals and then worked backward to develop a game plan?  There are many different strategies that you can deploy to get started in your journey.

Sounds like a cool property overall Derrick. I'm no expert in Multi-Family and am always learning in this business everyday. Based on those figures on just down payment at $300K and cashflow/month...that seems to be 6% COC. You may want to consider all the cash you put into the deal, including fees, etc. to get a more accurate return. At the end of the day if it produces a return that you're happy with, right? We are currently focused on SFR flips with our investors and getting great annualized returns. I'm sure you will get some good feedback here.

I'm considered what they call a transplant here in AZ. Essentially, my family has been here since the 80's, not born here, but transplanted :) 

Software sales & digital marketing by trade and fairly new to real estate investing, but hungry to learn and take action now! I had a couple SFR rentals in the past and have purchased a number of primary residences over the years.

I am open to exploring different options in REI to see what suits my personality and skill set with the ultimate goal of buying and holding the right properties for long-term passive income.

I stumbled upon BP surfing the web and am glad to be here!
