Post: $129K 7unit MHP - too good to be true?

This seems too good to be true, so it probably is.  But as I am new to this and my MHP experience is limited, I'd like your opinions and help in asking the right questions to uncover the real facts, dirty details.

 Here is what has been shared so far. 

10 units three of which are slabs without trailers on them and 7 of the slabs have trailers (park owned). Potential to add 4 more slabs.  Park potential of 14 units. 

Currently water and sewer included in rent, collecting $550 per month per rented trailer.

Thoughts?  Thank you in advance for sharing your experience!

What are the steps in moving a multi-family property from under my name to my LLC?

I just started out and am looking for some basic steps on how to do this. For example, should I just work with a real estate attorney or is it something that I can do?

Thanks - if it's easier, can you please point me to any posts out there or sites that go over this in detail? I haven't seen anything but I'd imagine the Pros know a whole lot on this.

What are some tips to protect yourself from other investors 'stealing your deals?' I've had two very decent opportunities that I've mentioned to various REI investors which had been on the market for a longer period. I brought these to others for assistance and they then have offers 5-7 days later. Thoughts? Suggestions?

I'm relatively new to the REI game and I'd love candid opinions on what I'm doing wrong.

Hi All!

My wife and I know that a team is necessary to succeed in real estate investing and I'm asking for help in building one out in Tampa, FL. Any suggestions are welcome - we're eager to learn from the pros and the people with years of experience! Be reply to this thread or message me privately.

Specifically right now we're looking for the following folks today, we will be looking for additions to this (handyman, property mgmt, etc) later.

1. A top-notch realtor who understands buying/selling rental properties

- We've identified and visited a property we'd like to put an offer on, but want to have the know-how of a pro to do it right!

2. A top-notch mortgage broker that understands multi-family unit investing.

- We have very good credit and have saved enough to have multiple mortgages when it makes sense. This person can be anywhere in the US!

3. Top-notch property inspector

- We'd like this person to be able to travel within the region and be able to explain things in a layman's terms whether or not the property is worth buying and what issues we'd be having in the short and long-term.

4. Who else are we missing that would be essential on the front end of a sale?

I will make an offer!

Hi all,

I know everyone uses different formulas and there are lots of ways to look at property but my wife and I are trying to compile the best/proven/trustworthy formulas and build them into a spreadsheet. Also, 1,000's of people have likely done something like this (i.e. apps, software, etc) so if you know about this too, please share. Thanks in advance!
