Selling a duplex and a house that are on the same lot. All bathrooms have been completely remodeled and all properties have a newer roof, newer HVACS, tile throughout. Very low maintenance desert landscaping. Close to hospital, downtown and light rail! Great property for an experienced investor! Selling in AS-IS condition.

We use CPA for Hire. They have been really good and have a lot of real estate clients. They don't file for you but they will watch your books and let you know when something should be added for a deduction.

Posting a note on the door does not work legally. You need to either hand deliver it to the tenant directly or send a certified letter and then wait 10 days before you can move forward. I have a few units in Phoenix and have an issue of tenants moving out without telling me, so I would say you should have your realtor post a 24 hour notice of entry on the door and then go and check to make sure they haven't just left.

@Edgar Rosales In my honest opinion, starting out, I don't think you need to get a real estate license. I've thought about it myself sometimes, but it just doesn't seem to be worth the amount of money it takes to get and keep your license. Most of the deals we get are through wholesalers or deals we find ourselves anyway. This market is really tough to get good deals through MLS.

To sell, we use an agent that only charges 1/2 percent for the seller side and she takes care of all the paperwork. It worked out great for us! Took us less than a month to sell or most recent house through her, and sold 10k over appraisal.

It's really a personal decision I guess. Maybe when we grow bigger I'll go down that road, but right now I really just don't see the value in getting your license, but that's just my personal opinion. I see a lot of people smarter than I that say it's a must have. I just don't see it at this point. Especially since the market is supposed to increase over 7% in 2017, it will make it even hard to find deals on the MLS.

Agree with Mike Dmuchoski we've used Keyt a few times and really like that firm. Very knowledgeable with all things real estate.

I know this is an old thread but I'd thought I'd give a little update. At lease for us, Chase is now allowing these cards again. The only difference is, you just have to provide the name and DOB of the tenant, and the card is issued in their name. Still works though. We just started doing this now, so we will see how it goes. It is called an employee deposit only card.

Thanks Julie Nearing and others, I'm not an agent and will be listing it with a half percent realtor, but offer 3% to the buyer side. (just testing to see if it works). The agent was worried that it might raise a flag with the assessor with maybe an un-permitted addition or something. Some houses with this same floor plan don't have the extra 100 sq ft little space that I have. I just want to make sure I get the most money I can when I go to sell. The other home had some things that were better than ours and visa versa. They equal out.

Hey guys, we are just about to wrap up on a remodel on our second home that we are flipping, and a home next door with the exact layout hit the market and they claimed to have more square footage than our house. So I checked it out and measured mine, and sure enough, theres about an extra 100 square feet. I was talking to a real estate agent and he mentioned that if I list the true square footage I could be raising some red flags. Is there anything I can do to CMA and still get more money for the property by listing the true square footage?

Ok, I thought just paying the $10 was the only thing I had to do, and then do the return at the end of the year. We own a triplex and this is our very first rental. I paid the $10 fee to the assessor, but now I'm starting to get really worried. As an owner of a triplex I have to go online somewhere and pay the 2% tax every month?? Please help.
