Welcome to BP @Orlando Dominguez,

We are looking for multifamily property (from 4plex to 8plex) to invest here at El Paso. Ideally this property would be a little bit distress so we can add value by performing some remodeling (not full reconstruction) that can be buy with a 30% downpayment.

Hi Jason,

Based on the difference between rent and mortgage payment ( I am assuming it includes taxes and insurance), there is very little cash flow for maintenance, vacancy, and all other expenses while renting (50% rule),  I will sale now that El Paso is a seller's market for properties under $120k.

My name is Jaime Barragan. I am living in El Paso on 79912 (by the Sunland Park Mall)

I also work at the software industry; your 20 years on the industry are fantastic; I am half way through. Thanks for paving the row!! :)

I worked/lived in Austin 2 years. I love how well establish are the Software and Startup industry there but it was also amazing how fast the prices were raising.

Your strategy looks right, IMHO 79912 prices are a little bit higher than 100k to 120k for a turnkey. I will say from 130k to 150k. You can find distress properties with less than 120k.

At this moment, we have rentals at 79935, 79936, and 79904; those areas are not as nice as 79912; but cashflow has been great for us.

Our investment strategy has been buying distress property (Foreclosures, REO, etc), repair and rent. We have not been able to refinance because limitation on Non-Permanent Residents (Work Visa) loans.
