@Daniel Lozowy what you're basically asking for is a short cut. There is no true shortcut to the underwriting process.

The most important part is qualifying a deal prior to underwriting. If a deal passes your criteria you can move onto underwriting. Quick analysis with commercial multifamily isn't the same as single family.

Great question and you have many options as you can see from the responses. You seem to be doing well doing what you have been doing. Just a quick question based on the $100k you currently have, is that including your emergency fund or not? 

Also, since you have a ton of options from others hear and it ranges greatly. Understand that its everyone's personal opinion based off what has worked for them in the past. Just iron out what works best and easiest for you. If you want to actively manage and create another job or passively invest. Decision is yours to make at the end of the day. Once you decide which criteria, market, fit, ect. The vehicle of your choice through real estate will be easier to determine once you have all that ironed out. Good luck in your investing journey.

You are asking for advice but it's all going to come down to what ever direction and decision you choose to go in. Only thing I can confidently say is, what ever you did to earn it, keep going and keep earning. We go through three phrases of our life. Learning and growing, to earning, to retire. 

As far as investments, I like everyone else, can give you our personal opinion from the prospective of our current life and how we see things. Maybe you see things just a bit different so take the information you receive and keep what you think can help you.

There are different camps and ideas of how to achieve it. Some would rather wipe the debt while others might invest to help with paying off or towards a debt. You have to always consider the risk as well as consider your experience. I don't think there is a person here that can truly answer this question for you for the simple fact that it is a personal choice. Happy investing!

If you were active at finding and turning over flips, you would be able to achieve those numbers. Market would have to support that model for you to be doing it on a full time basis. Any of the other models would be less likely to see that type of CoC returns. Though I do not like to rule out the possibility, I'm sure its possible but you would have to find and source for them. Lot's of great responses here. This community truly serves its purpose. Grateful to be apart of it. 

One strategy would be to find an under appreciated asset you 1031 into and once you restore and stabilize the asset, refinance and then seek opportunities to passively invest with a syndication. This could be difficult because of the 1031 timeline and finding the right asset.
