Relationships, relationships and relationships... start with your network and see if there is interest there. Use your experience and your condo for your proof of execution. But key here as mentioned is having that relationship established to be able to have these conversations.

Completely understand how you feel @Danielle Wolter you just want to find comfort with a team that you can trust. This is a process that you have to create where, just like a syndicator has to qualify, underwrite, bid (submit LOI), perform due diligence, close the deal and then execute the business plan. You have to create your process to qualify, interview, align your investment goals with the qualifying company and then invest.

Of course there is more to that but you have to be comfortable at the end of the day with the team/company you are going to invest with. Ultimately, its the first steps to help you get to your financial goals. I truly hope this helps and feel free to reach out anytime.

Good ole paralysis you are dealing with. First thing you need to do is make sure you are confident in your understanding of real estate or even passive investing. Continue to educate yourself about real estate and networking. You struggle with the idea of wiring funds but if you put it another way, how did you fund your stocks to achieve what you have today? Had to come from somewhere, right?

Finding a company that you feel comfortable with is the key. Making sure you can connect and receive all the right communications, If it doesn't feel right then move on. That would be my advice if you were to invest in a syndication as a passive investor for cash flow and tax benefits per your mentions.

If you are seeking to purchase your own single family or small multifamily, you need to start having conversations with brokers. Get over that hump of your fears and nervousness and just make the call. If you really want to make sure you are ok with your knowledge on a call, call a broker in a market you have no interest or minimal interest in and just start the conversation. Also, reach out via email as well to start the conversation to get the ball rolling. You are the only thing holding yourself back. Looking forward to hearing your success story in a few years.

Start out by educating yourself about underwriting and how to analyze a property. Start with the calculators here on BP. Watch the tutorials and learn. Go to conferences or underwriting boot camps. That way you can learn how to evaluate and even qualify a deal that you are looking for. Hope this helps and happy investing!

It's about more NOI than units if I were going at it alone. But as others have mentioned, partnering with someone you know, like, and trust if you are locked in at a door amount.
