@?marvin stewart i live in Alexandria and I use rod noles property management.  Of course they charge the 10% fee, but I find they get good tenants and manage the property very well.

I've been in the landlord now for about 18 months and the question I have for everyone is whats an acceptable cash flow?  My rental cash flows about 300$ a month that's after:

PM, INS, vacancy, repairs, taxes

Just wondering if I'm on the right track.  Thanks.

I think a 401k employer sponsored plan is a good way to go.  If you work for a pretty good company they will provide a match and a yearly profit sharing.  These two things will help you save at a much faster rate.

Just remember to take your time there's no rush. The last thing you want to dol is over leverage yourself; because you can't fix the roof with good credit.

Get out the house and search you area. These deals are everywhere. Example I was risking my bike looking at homes came across one for 40k. Had property manager come look at this home and she said "we could easily get 850$ for it." They are there just look really good some you will have told pass up because the rehab may cost too much, but they are other there for the taking.

it takes my property about 30 days too get my house rented out. They charge 10% for there services which is common in the industry.

I would suggest getting a couple of investment properties first then create a LLC. Most people on bigger pockets, like myself, have an umbrella policy. Most landlord insurance policies cover accidents, but its usually between 100,000-250,000 coverage.
